The Perhentian Islands are part of a 15,200-hectare marine park renowned for its vibrant coral reefs and exceptional marine biodiversity. Building on this unique natural heritage, we are designing a resilient destination that integrates premium services, nautical experiences, and a deep commitment to environmental protection.
Our development program aims to set a benchmark for sustainable coastal development by combining responsible tourism, high-quality hospitality, and the preservation of marine ecosystems. In close collaboration with local associations and conservation groups, we aim to promote community engagement, support conservation initiatives, and inspire ecological awareness among visitors and residents alike.

The X National Park Estates
Kuching, Sarawak, Malaysia
Located 30 km from Kuching, the Wetlands National Park, gazetted in 1992, spans 6,610 hectares of estuarine, coastal, marine, and freshwater ecosystems. Its unique mangrove networks and tidal creeks support a remarkable diversity of wildlife, including endangered proboscis monkeys, long-tailed macaques, silvered langurs, Irrawaddy dolphins, and hornbills.
As part of our vision to create resilient destinations that celebrate and protect natural heritage, we are committed to working alongside local authorities and conservation groups to preserve this exceptional environment.
Our conservation initiatives will contribute to sustaining Borneo’s flora and fauna while promoting responsible tourism and ecological awareness among visitors and community.
Green Port City
Tok Bali, Malaysia
Tok Bali Supply Base currently hosts an oil and gas facility covering 328 acres. Strategically located on Malaysia’s east coast, the site has strong potential as a hub for trade, sustainable tourism, and urban development.
10X Development is transforming it into a vibrant Green Port City combining renewable energy production, efficient logistics, yacht services, and high-quality visitor amenities.
This project involves designing master plans, upgrading infrastructure, and developing a shipyard for yacht maintenance and refit. Close engagement with local communities will ensure that redevelopment creates jobs, supports local businesses, and delivers lasting value.
By integrating the port, the city, and the region, and by prioritizing clean energy and partnership ,we aim to build a resilient destination that attracts investment and inspires a new way of living.

The Marine International Smart City,
Location X, Malaysia
10X is in the process of identifying a new site to create a Marine International Smart City, a pioneering destination designed for sustainable living, ocean preservation, and economic innovation. This unique coastal city will combine vibrant tourism, high-quality healthcare and wellness services for active ageing, and a rich cultural and educational ecosystem.
Fully powered by renewable energy and rooted in circular economy principles, the city will feature dedicated zones for marine conservation, sustainable business activities, and leisure. Residents and visitors will enjoy a wide range of experiences, from nautical sports and eco-tourism to cultural events, training Centres, and community programmes that promote social inclusion and environmental stewardship.
